Not every unit needs the same treatment, and paying for a heavy turn on a unit that needed a light one is pure waste. We sort turns into three practical tiers at the walkthrough so the estimate matches the condition.

What is included in a rental turn?

A turn is the work between one tenant moving out and the next moving in: repairs, drywall patching, painting, flooring repair or replacement, fixture replacement, hardware, punch list items and cleaning coordination. The exact list depends on the condition the unit is left in.

Can you turn multiple units at once?

Yes. Multiple units can be scoped together, which usually makes the work more efficient because materials, paint and fixtures are shared across the units.

How fast is a turn?

It depends entirely on the condition of the unit and the size of the scope — a clean unit needing paint and touch-ups is a very different job than one needing flooring, drywall and fixture replacement. We give you a schedule for the specific unit rather than a blanket promise.

Do you handle move-out inspections or damage documentation?

We can document the conditions we find as we scope the turn, which is often useful when you are separating normal wear from tenant damage. The deposit and lease decisions stay with you.

Do you work with property management companies?

Yes. Property managers are a core client type. We can work from your existing turn checklist and finish standards so units come back consistent with the rest of the portfolio.

Can you handle punch lists from another contractor?

Yes. Finishing incomplete punch lists is common work for us, whether the original contractor left or the list was never closed out.
