What is a value-add renovation?
Work that changes what the property can do or command — updating dated kitchens and baths, improving layouts, replacing worn flooring throughout, or bringing an unusable space back into service. It is a different scope than routine maintenance.
Can you renovate one unit while others stay occupied?
Yes, and it is common in two- to four-unit Cincinnati properties. It requires more planning around access, noise, shared utilities and debris routes, and we build that into the scope rather than treating it as an afterthought.
Do you standardize finishes across a portfolio?
We recommend it. When every unit uses the same flooring, paint colors, hardware and fixtures, future turns are faster, repairs are cheaper, and you can keep attic stock on hand instead of matching materials years later.
Will you tell me if a renovation is not worth doing?
If the scope you are describing does not appear to fit the property, we will say so and explain what we are seeing. We would rather scope a smaller project honestly than sell a large one that does not make sense.
Do you work on multi-family properties?
Yes — single-family rentals through small multi-family buildings. For larger portfolios we can work unit by unit on a rolling basis.
