The list that never quite gets done
Every property accumulates a list: the door that sticks, the drywall damage behind the door stop, the ceiling stain from a leak that was fixed two years ago, the light fixture nobody replaced, the trim that never got painted. Individually, none of it justifies a call. Together, it is what makes a property feel neglected — and it is what shows up in inspections and tenant complaints.
Velocity handles that work as a single coordinated visit rather than a series of small emergencies. Send the list, we scope it, and it gets closed out in one pass.
The same applies to the repairs that cannot wait. When something is actively damaging the property, the priority is stopping it and then repairing what it affected — and being clear about which parts are within our scope and which need a specialty trade.

Grouping work is how maintenance gets affordable
The cost of a small repair is rarely the repair itself — it is the trip, the setup and the minimum. Which is why a single item often feels expensive and a list of ten feels reasonable.
If you have been putting off small items, put them on one list. We will scope them together, tell you which ones are worth doing now, and which can wait without causing damage.
- One visit for a batch of small repairs
- Straight answers about what can safely wait
- Written scope so nothing gets forgotten mid-visit
- Recurring schedules available for multiple properties
Maintenance that prevents the expensive version
Most large repairs started as small ones that were ignored. Water is almost always the culprit, and in older Cincinnati housing stock it usually enters through the same handful of paths.

FAQ
Questions we hear most
Still deciding what the project needs? Call 513-331-2148 and we'll talk through the property.
Is there a minimum project size?
Small repairs are welcome, though they are most efficient when grouped. If you have a list of five or six items around the property, sending them together usually costs less than handling them one at a time.
Do you handle emergency repairs?
Availability depends on the current schedule and the nature of the issue. Call rather than emailing for anything urgent and we will tell you honestly whether we can get to it or whether you need someone sooner.
What maintenance work do you not handle?
Specialty trade work that requires a separate licensed trade — major HVAC, electrical service work and significant plumbing repairs — is coordinated or referred rather than performed in-house. We will tell you which category your issue falls into during the walkthrough.
Can you complete a punch list from an inspection?
Yes. Inspection punch lists, repair addenda and pre-sale repair lists are common work. Send the list and the property address and we will scope it.
Do you offer recurring maintenance?
Yes. For owners and managers with several properties, recurring scheduled work is usually more effective than reactive calls, because small items get handled before they become bigger ones.
