Can you walk a property before I close on it?

Yes. Walking the interior during due diligence is the most useful thing we can do for a flip, because the difference between a cosmetic rehab and a gut is usually visible before you own it.

Do you work from my scope or build one?

Either. Experienced flippers often arrive with a scope and finish schedule; we price and execute it. If you would rather develop the scope together at the property, that works too.

How do you handle surprises behind the walls?

We show you what we found, explain the options and the cost impact, and get your decision before proceeding. On a flip, a fast decision is worth more than a perfect one, so we bring you the information quickly.

Will you promise a completion date?

We will give you a realistic schedule based on the scope, and we will tell you what could move it — material lead times, inspections, or conditions discovered during demolition. We do not commit to dates we cannot support just to win the job.

Do you flip houses yourselves?

No. We are the contractor, not a competing buyer. Your deal is your deal.
