The smallest room in the house, and the least forgiving

A bathroom packs plumbing, waterproofing, tile, ventilation, electrical and finish carpentry into a few square feet. There is nowhere to hide sloppy work, and mistakes behind the tile do not stay hidden — they show up as soft floors and stained ceilings a year later.

That is why our bathroom scopes start with what is behind the finishes, not just the finishes themselves. In Cincinnati homes with original cast iron waste lines, plaster walls or a second-floor bath sitting over a kitchen, the condition of the substrate decides how far the project needs to go.

Once we have walked it, you get a written scope covering demolition, any repairs found, the fixtures and tile being installed, and the finish work — so the estimate reflects the real project instead of an optimistic version of it.

Homeowner bathrooms vs. rental bathrooms

These are two different projects with two different scopes, and treating them the same wastes money. A primary bath you use every day justifies tile detail, a larger vanity and better fixtures. A rental bath needs to be clean, durable and easy to maintain between tenants.

We will tell you where spending more actually shows up, and where it will not be noticed by a tenant or a buyer.

  • Durable, repairable finishes for units that turn over
  • Consistent fixture choices across multi-unit properties
  • Detail-level tile and finish work for owner-occupied homes
  • Scope written to the property type, not a single price sheet

Common conditions in older Cincinnati bathrooms

Cincinnati has a lot of pre-war housing, and bathrooms in those homes were often added or reworked decades after the house was built. What we find during demolition tends to fall into a few familiar categories.

FAQ

Questions we hear most

Still deciding what the project needs? Call 513-331-2148 and we'll talk through the property.

Can you replace a tub with a walk-in shower?

Usually yes, and it is one of the most requested changes we see. It depends on the existing drain location, the framing and how much of the wall is opened up — all of which we look at during the walkthrough before the scope is written.

Do you do partial bathroom updates, or only full renovations?

Both. A partial update might be a new vanity, toilet, light fixture, paint and flooring while the tub and surround stay. A full renovation takes the room back to studs. The right choice depends on the condition behind the finishes and what you want out of the room.

How long is a bathroom out of service?

That depends on the scope, material lead times and how much needs to be rebuilt. We give you a realistic window for your specific project after the walkthrough rather than a generic number up front.

What about hidden water damage?

Older tile surrounds and tub areas often hide soft subfloor or damaged framing. If we find it after demolition, we show you what is there, explain the options and agree on the change before continuing.

Do you renovate bathrooms in rentals and apartments?

Yes. Rental bathrooms are frequently the deciding factor for a tenant. We build those scopes around durability and clean, consistent finishes rather than the most expensive option available.
