Do you coordinate directly with tenants?

We can, with your authorization. For many landlords that is the main reason to use us — you approve the scope, we handle scheduling access with the tenant and report back when the work is done.

How do you handle repairs in occupied units?

Occupied work needs tighter planning: confirmed access windows, protection of the tenant's belongings, daily cleanup and no work left in an unusable state overnight where it can be avoided. That is built into how we scope occupied repairs.

Can you work across several properties for the same owner?

Yes. Grouping work across a portfolio is usually more efficient, and it means the same standards and materials get applied everywhere.

Do you handle repairs I am required to make under a lease?

We complete the repair work. Determining what a lease or Ohio landlord-tenant law requires is your call or your attorney's — we scope and complete what you authorize, and document what was done.

What information should I send with a repair request?

Property address, unit number, a short description, and photos if the tenant can provide them. Photos frequently prevent an unnecessary trip charge because we arrive with the right materials.
